To ensure a safe and enjoyable experience for everyone, and with respect to the love and intentionality we have poured into making FLOHOM 16 an extraordinary stay, please take a moment to review and follow our rules.

🔹Quiet Hours🔹
To maintain a peaceful environment for all guests, nearby liveaboards, and the surrounding Liberty State Park community, quiet hours are enforced from 10 PM to 7 AM. FLOHOM 16 is equipped with indoor and outdoor noise monitoring sensors to measure decibel levels, but these are not active listening or recording devices. Jersey City enforces local noise ordinances that align with our quiet hours.

🔹Occupancy Limit🔹
The maximum number of overnight guests is four, and the total number of people on board at any one time is limited to ten, as enforced by Liberty Landing Marina. Failure to comply with this rule could jeopardize our ability to operate within the marina.

🔹Parties & Events🔹
Parties and events are prohibited. We welcome small gatherings to celebrate special occasions, such as hosting friends or family for dinner, as long as you respect our quiet hours and adhere to the occupancy limit. Please notify us in advance if you plan to host a gathering so we can inform the marina and ensure that our team is aware of any non-overnight guests accessing the private marina.

🔹No Smoking Policy🔹
Smoking (including cigarettes, e-cigarettes, cigars, and marijuana) is strictly prohibited inside the boat, on the front and back decks, and within 20 feet of the entrance. Smoking is permitted only on the rooftop and docks, provided it's done at least 20 feet from the entrance and away from fuel dock infrastructure. Guests must leave no trace of smoking paraphernalia. Violating this policy may result in a cleaning fee of up to $500 to restore the space to a smoke-free condition.

🔹Decorations🔹
Third-party decoration vendors are not permitted. However, we offer curated decoration packages, and our concierge team can work with you to create custom packages based on your needs. This policy ensures our space is well-maintained, the appropriate materials are used, and excessive cleaning is avoided, preventing disruptions to other guests' reservations. Decoration packages can be inquired about before booking or reviewed in your personalized guest app after booking.

🔹Children Policy🔹
FLOHOM 16 is designed primarily for adults and is not ideal for families with young children. Children 10 years and older are allowed. Our aim is to create a peaceful, relaxing environment that is best enjoyed by adults.

🔹No Pets Allowed🔹
Pets are not allowed. Service animals are welcome as permitted by law.

🔹Marina Gate & Key Tag Access🔹
Liberty Landing Marina is a secured, key-tag access facility. Dock gates, restrooms, showers, laundry rooms, and parking are all accessed using the gate pass provided at check-in. Please keep your pass with you at all times when entering and exiting the marina, and do not share it with non-registered guests. Lost passes must be reported to us immediately and may incur a replacement fee.

🔹Water Safety🔹
For safety reasons, jumping, diving, or swimming from FLOHOM 16 or the marina piers is strictly prohibited. The Hudson River has strong currents and active boat, ferry, and commercial vessel traffic. This rule is in place to protect all guests and avoid accidents, injuries, or interference with marina operations.

🔹Rooftop Safety🔹
Please refrain from leaning or standing on the rooftop railings. While the rooftop offers unmatched views of the Manhattan skyline and the Statue of Liberty, exercising caution is essential to prevent accidents or falls.

🔹Dock Lines🔹
For the safety of FLOHOM 16 and its mooring, guests are asked not to adjust the dock lines. Our dedicated concierge team or marina staff are available to assist if needed. Should you notice an issue with the dock lines, please contact us, and we will promptly resolve the situation.

🔹Doors and Windows🔹
Please close all sliding doors and windows when leaving the boat to ensure security and prevent damage from the elements. Additionally, keep screen doors and windows closed while on the FLOHOM to prevent insects from entering.

🔹Liberty State Park & Wildlife🔹
FLOHOM 16 sits inside Liberty State Park, a designated Important Bird Area and protected open space. Please help us preserve the environment by disposing of all trash and recycling in designated marina receptacles, refraining from feeding wildlife, and respecting the park's trails, monuments, and public spaces. Drone use within the park is regulated and requires compliance with state park and federal airspace rules.

🔹Marina Facilities🔹
Two on-site restaurants (Liberty House and Maritime Parc), the Marine Center Store, and ferry service to Lower Manhattan are all available at Liberty Landing Marina. Hours and availability vary by season. Please contact our concierge team for the most current information or check your guest app for recommendations.
