To ensure a safe and enjoyable experience for everyone, and with respect to the love and intentionality we have poured into making FLOHOM 7 | Harbor Hideaway an extraordinary stay, please take a moment to review and follow our rules.
🔹Quiet Hours🔹
To maintain a peaceful environment for all guests and nearby liveaboards, quiet hours are enforced from 10 PM to 7 AM. FLOHOM 7 | Harbor Hideaway is equipped with indoor and outdoor noise monitoring sensors to measure decibel levels, but these are not active listening or recording devices.
🔹Occupancy Limit🔹
The maximum number of overnight guests is four, and the total number of people on board at any one time is limited to ten, as enforced by the marina. Failure to comply with this rule could jeopardize our ability to operate within the marina.
🔹Parties & Events🔹
Parties and events are prohibited. We welcome small gatherings to celebrate special occasions, such as hosting friends or family for dinner, as long as you respect our quiet hours and adhere to the occupancy limit. Please notify us in advance if you plan to host a gathering so we can inform the marina and ensure that our team is aware of any non-overnight guests accessing the private marina.
🔹No Smoking Policy🔹
Smoking (including cigarettes, e-cigarettes, cigars, and marijuana) is strictly prohibited inside the boat, on the front and back decks, and within 20 feet of the entrance. Smoking is permitted only on the rooftop and docks, provided it’s done at least 20 feet from the entrance. Guests must leave no trace of smoking paraphernalia. Violating this policy may result in a cleaning fee of up to $500 to restore the space to a smoke-free condition.
🔹Decorations🔹
Third-party decoration vendors are not permitted. However, we offer curated decoration packages, and our concierge team can work with you to create custom packages based on your needs. This policy ensures our space is well-maintained, the appropriate materials are used, and excessive cleaning is avoided, preventing disruptions to other guests’ reservations. Decoration packages can be inquired about before booking or reviewed in your personalized guest app after booking.

FLOHOM 7 | Harbor Hideaway is designed primarily for adults and is not ideal for families with young children. Children 10 years and older are allowed. Our aim is to create a peaceful, relaxing environment that is best enjoyed by adults.
🔹No Pets Allowed🔹
Pets are not allowed.
🔹Water Safety🔹
For safety reasons, jumping, diving, or swimming from FLOHOM 7 | Harbor Hideaway or the marina piers is strictly prohibited. While the water is tempting, this rule is in place to ensure the safety of all guests and avoid accidents or injuries.
🔹Rooftop Safety🔹
Please refrain from leaning or standing on the rooftop railings. While the rooftop offers stunning views and a relaxing atmosphere, exercising caution is essential to prevent accidents or falls.
🔹Dock Lines🔹
For the safety of FLOHOM 7 | Harbor Hideaway and its mooring, guests are asked not to adjust the dock lines. Our dedicated concierge team or Oasis Marinas staff are available to assist if needed. Should you notice an issue with the dock lines, please contact us, and we will promptly resolve the situation.
🔹Doors and Windows🔹
Please close all sliding doors and windows when leaving the boat to ensure security and prevent damage from the elements. Additionally, keep screen doors and windows closed while on the boat to prevent insects from entering.

Very cool experience on this houseboat, awesome views.
This home was very clean, comfortable, and had absolutely amazing views
This home was very clean, comfortable, and had absolutely amazing views. The highlight of the stay was definitely the deck, it was the perfect place to relax, enjoy the scenery, and unwind. The overall atmosphere of the property was peaceful and inviting, and the interior was well-maintained and nicely decorated.
That said, there were a few issues that made the experience a little frustrating, especially considering the price. The location was somewhat difficult to find, and clearer directions or better signage would have been very helpful. We also had trouble getting into the property initially, which added unnecessary stress after traveling.
Additionally, the toilet was not functioning properly during our stay, which was disappointing given the cost of the rental. While the property itself is beautiful and the views truly make it memorable, I do think accessibility issues should be addressed to better match the premium price point.
Overall, we still enjoyed the property to relax.

We had an absolutely amazing stay at Flohom 7! From the moment we arrived, everything exceeded our expectations but what really took it over the top was the birthday package.
The decorations were BEAUTIFUL. The boat was set up so nicely, it honestly felt like we walked into a private celebration designed just for us. Every detail was thoughtful, elegant, and picture-perfect it made the entire experience feel extra special and unforgettable.
On top of that, the boat itself is incredible. The views, the vibe, the comfort… everything was just right. It’s not just a stay, it’s a full experience.
If you’re celebrating something special, I highly recommend adding the birthday package it is 100% worth it. We’ll definitely be back!

Flohom is magical
Flohom is magical, with the ducks at sunrise, and the roof deck and cozy warm living spaces overlooking the still winter water as it snows. We want to visit again in spring or fall too, enjoy the fire pit, walk the waterfront. It’s a short trip to Fell’s Point for great food and to the inner harbor or the Baltimore Museum of Art. What a beautiful, perfectly designed and transporting escape - thank you!
